In Queensland, a sharehouse is a property where multiple tenants each rent an individual room under their own separate lease — not a single shared lease for the whole house.
Each tenant has their own Form 18a agreement, pays their own rent, and lodges their own bond. It's governed by the Residential Tenancies and Rooming Accommodation Act 2008 (Qld).

Individual tenancy agreements
Each tenant in a sharehouse signs their own lease (RTA Form 18a). This means each person is independently responsible for their own rent and obligations — you are not exposed to one bad tenant affecting the entire property.
Separate bonds per tenant
Each tenant lodges their own bond with the RTA. If one tenant damages their room or leaves owing rent, you can claim against that tenant's bond without affecting others. This is a significant advantage over whole-house leases.
Vacancy management room by room
When a room becomes vacant, only that room needs to be filled. The other tenants continue paying rent as normal. Housit advertises, screens, and places a new tenant in the vacant room quickly to minimise any income gap.
