What is a sharehouse?

In Queensland, a sharehouse is a property where multiple tenants each rent an individual room under their own separate lease — not a single shared lease for the whole house.

Each tenant has their own Form 18a agreement, pays their own rent, and lodges their own bond. It's governed by the Residential Tenancies and Rooming Accommodation Act 2008 (Qld).

Sharehouses in Queensland — what you need to know

description

Individual tenancy agreements

Each tenant in a sharehouse signs their own lease (RTA Form 18a). This means each person is independently responsible for their own rent and obligations — you are not exposed to one bad tenant affecting the entire property.

savings

Separate bonds per tenant

Each tenant lodges their own bond with the RTA. If one tenant damages their room or leaves owing rent, you can claim against that tenant's bond without affecting others. This is a significant advantage over whole-house leases.

Vacancy management room by room

When a room becomes vacant, only that room needs to be filled. The other tenants continue paying rent as normal. Housit advertises, screens, and places a new tenant in the vacant room quickly to minimise any income gap.

Higher rental yield potential

Renting individual rooms often generates more income than a single whole-house lease. A four-bedroom home renting as a sharehouse at $250/room generates $1,000/week — versus $700–$800 as a standard rental.

Tenant compatibility screening

When placing tenants in a shared living environment, Housit screens carefully for compatibility, not just financial capacity. References, rental history, and lifestyle preferences are all assessed.

Full RTA compliance

Queensland's RTRA Act 2008 applies to all sharehouse tenancies. Housit manages all compliance obligations — entry condition reports, notice requirements, bond lodgement, minimum housing standards, and dispute resolution.

Common questions about sharehouse management

A sharehouse is a residential property where multiple tenants each rent an individual room under their own separate tenancy agreement. Each tenant signs their own RTA Form 1a, pays their own rent, and lodges their own bond — rather than all sharing a single lease. Sharehouses are governed by the Residential Tenancies and Rooming Accommodation Act 2008 (Qld).
We treat each room as a separate tenancy. We advertise vacant rooms, screen and place tenants, execute individual leases, lodge bonds with the RTA, collect rent from each tenant, coordinate maintenance, conduct routine inspections, and manage vacancies — all for one flat $39/week + GST per property.
Because each tenant has their own lease, one vacancy doesn't affect the others. Housit immediately advertises the room, screens applicants, and places a new tenant. The other tenants continue as normal, and the weekly management fee stays the same.
Each tenant placement is $200 + GST. This covers advertising the room, screening applicants, reference checks, executing the lease, and lodging the bond. For a typical sharehouse room renting at $250–$350/week, this is significantly less than the one or two weeks rent that most traditional agents charge.
Yes. We handle the entire transition — reviewing existing leases, notifying tenants, transferring bond records, and setting up rent collection — with minimal disruption. No placement fee applies for existing tenants.
Sharehouses with individual leases fall under the Residential Tenancies and Rooming Accommodation Act 2008 (Qld). Key requirements include separate Form 18a entry condition reports for each room, bond lodgement with the RTA per tenant, and compliance with minimum housing standards. Housit manages all of this as part of the standard service.
Housit conducts inspections of the whole property — common areas and individual rooms — at the standard frequency. All tenants are given proper notice as required by the RTA. Inspection reports are shared with you after each visit.
No. Like all Housit management agreements, sharehouse management is month-to-month. You can switch or exit at any time with no exit fees.
