Yes. All six services on this page are included in your $39 per week management fee. The only additional cost is the one-off tenant placement fee of $550 or one week's rent, whichever is lower, when a new tenant is placed. After that, everything else is covered in your weekly rate with no further charges.
Routine inspections are conducted every 3 to 4 months. After each inspection you receive a full written report with photos. We also complete a detailed entry condition report before the tenant moves in, and an exit inspection when they vacate, which is compared against the entry report for the bond assessment.
Yes. If you have preferred tradespeople, we are happy to use them. We just need their contact details and any relevant licences on file. For emergency or urgent repairs where your preferred tradesperson is unavailable, we will use our trusted network to resolve the issue promptly and keep you informed throughout.
We agree on an approval threshold with you when you sign up. For any repair below that threshold we can proceed without calling you first. For anything above it, we contact you for approval before commissioning the work. Emergency repairs that pose an immediate risk to health or safety may be actioned immediately under Queensland law, but we always notify you as soon as possible.
Yes. We conduct an annual rent review and compare your current rent against the current market. We then provide you with a written recommendation. If you agree, we issue the legally required notice to your tenant and handle all paperwork. You don't need to ask us to do this. It is part of the service.
We monitor rent payments closely and act quickly. If a tenant is in arrears, we contact them immediately and issue the appropriate notices under Queensland tenancy law. We keep you informed at every step. If the matter escalates, we provide full support through the QCAT process. We deal with arrears promptly because unaddressed arrears cost you money.
Queensland's minimum housing standards apply to all rental properties regardless of age. We assess your property's compliance when we take over management and flag any issues to you. Where upgrades are required to meet legal standards, we organise the work and coordinate tradespeople, just like any other maintenance item.
Yes. We lodge the bond with the RTA at the start of the tenancy, manage the exit inspection at the end, and process the bond claim through the RTA if required. If there are no issues, tenants receive their bond back promptly. If there is a legitimate claim for damage or unpaid rent, we document it thoroughly and manage the process on your behalf.
