Property owner FAQs

You pay $39 per week (plus GST), or 5.5% of the weekly rent, whichever is lower. This covers all ongoing management including rent collection, inspections, lease renewals, maintenance coordination, EOFY statements, and administration. The only additional fee is a one-off tenant placement fee of $550 or one week's rent (whichever is lower) when a new tenant is placed.
Switching is straightforward. You give your current manager notice as per your management agreement (typically 30 days). We handle the communication with your current manager, collect all tenant files and documents, and introduce ourselves to your tenant. Most switches are completed within one to two weeks with no disruption to your rental income.
No. We operate on flexible contract terms with no lock-in period. You can give us notice at any time if you're not happy with the service. We believe you should stay because we earn your trust every month, not because you're contractually obligated.
You will hear from us after every routine inspection (every 3–4 months) with a full written report. We will also contact you proactively for any maintenance requiring your approval, upcoming lease renewals, rent review recommendations, and any tenant matters that need your input. We commit to responding to all enquiries within 24 hours.

We monitor rent payments closely and act quickly on arrears. If a tenant misses a payment we contact them immediately and issue the appropriate notices as required under Queensland tenancy law. We keep you informed at every step and escalate to the Queensland Civil and Administrative Tribunal (QCAT) if necessary.
Yes. If you have preferred tradespeople you trust we are happy to use them. We simply need their details and any relevant licences on file. For urgent or emergency repairs where your preferred tradesperson is unavailable, we will use our trusted network to resolve the issue promptly.
